Tenants Fees
RENT
The Tenant(s) is/are required to pay the rent in accordance with their Agreement subject to the terms of the Housing Act 1988 and any other relevant acts of Parliament.
Holding Deposit
A Holding Deposit equivalent to one weeks rent will be taken for any accepted offer prior to commencement of references. This holding deposit will be not be refunded if:-
The Tenant(s) fails references due to giving false or misleading information
The Tenant(s) fails the Right to Rent Check
The Tenant(s) withdraws of their own volition
The Tenant(s) does not take reasonable steps to complete the referencing process
Once references are successfully completed this holding deposit will form part of the Tenancy Deposit.
Where there is more than one Tenant the holding fee will not be refunded if either Tenant has committed one of the above infractions.
Tenancy Deposit
This will usually be equivalent to five weeks rent (six weeks if the annual rent is £50,000 or more)
Tenancy Changes
A fee of £50.00 (incl. vat) will be incurred to change the Tenancy Agreement when requested by the Tenant(s) and agreed by a Landlord, this may be higher if our costs incurred are higher
Early Termination
If an early termination of the Tenancy is agreed at the request of the Tenant(s) then, any remaining rent that the Landlord would have received before the Tenancy reached its end, plus any other reasonable costs (including Agency Fees) incurred by the Landlord will be paid by the Tenant(s).
Utilities
Payments in respect of utilities, communication services, TV licence and council tax (if included). Where these are not specifically included, they will remain the responsibility of the Tenant(s).
Default
We reserve the right to charge a default fee for late payment of rent. This will be charged at 2.99% above the Bank of England’s annual percentage rate for each day that the payment is outstanding. This does not affect any entitlement to recover damages for breach of contract.
Lost Keys or Security devices
If a Tenant(s) loses, has stolen or misplaces keys (or other security devices such as remotes or fobs) they will be required to pay for replacements including postage or courier costs.
