The reality in the virtual viewing of property
We have been asked by many Clients, what are the pros and cons of virtual viewings and do they work? As a viewer would you be prepared to put a non-refundable deposit down without physically looking at the property.
Yes of course it is great to be able to look at a property without having to leave the comfort of your own home or armchair.
1. Would you be prepared to make an offer to buy or to rent put a non-returnable deposit down to secure the property without physically seeing it?
2. Who made the virtual tour of the property? Was it the Vendor or the Agent? Which party will you speaking to in the event that something was missed in the virtual tour or you feel that it is misleading and not a true reflection of the property.
3. If you are the Vendor/Landlord or Tenant in occupation, do you really want a permanent video of the inside of your property on the internet, showing personal possessions, security features, photographs etc.
If the answer to any of these questions is no, then please think twice if you are approached by an Agent claiming that this is the way forward, it isn’t!
This type of viewing has been tried previously and didn’t succeed and was only of interest to the nosey neighbour or burglar.
The property market still has a lot of energy in it and once lockdown finishes, we will be able to carry out physical viewings once again.
In the new era post lockdown, all parties partaking in viewings will be wearing face masks and gloves and observing social distancing.
